Why is my foundation settling?

Settlement of your home can occur for a number of reasons, however, the most common reason is due to changes in the soils after construction of the home. In periods of drought, for example, the soil will dry out and shrink, causing settlement of the structure. In periods of heavy rain, the wetting of the soils can cause them to soften or washing the soil out from under the footing resulting in the home “sinking”. Finally, if a home is constructed on poorly compacted fill soils, it will settle due to the gradual compression of the fill.
